When a selling agent lists a home and puts a sign on the property, the sellers pay him/her a certain % of the homes value when it sells. This is usually 6%. The selling agent then puts the property on the market and splits his commission with any agent who brings a buyer or buying agent.
You should understand that if you work with the agent selling the home, he/she will represent both you and the sellers who are paying their commission. In essence, you are giving up your right to representation, and the selling agent will receive the full 6% commission at close.
